Pillar One

Real estate, at developer-direct pricing

Georgian real estate has historically delivered rental and appreciation returns of 8–12% a year — well above typical Western European yields. We don't just point you to listings: we represent the developers directly.

  • 1
We represent the developersFormal partnerships with property developers across Tbilisi, Batumi, and other growth markets — not open-market listings.
  • 2
Preferential pricing, reserved for our clientsAllocations and terms negotiated exclusively for investors who come through this platform.
  • 3
European distribution, paid on resultsOur European referral specialist works strictly on a performance basis — no retainer, no cost unless a deal closes.
  • 4
No upfront cost to the investorWe're compensated through developer commissions and preferential-pricing spreads, not investor fees.

Pillar Three

The residency that makes it effortless

Once you're investing in Georgia, we structure the same capital to secure your residency status — full flexibility, no relocation required, and one of the lowest tax positions available to internationally mobile investors.

1

We place your qualifying investment

A minimum of $300,000 into qualifying Georgian assets — real estate, bank deposits, equities or company shares — the same capital already working for you across Pillars One and Two.

2

You receive a 5-year investor residence permit

Covering the applicant, spouse and minor children — with no requirement to spend 183 days a year in the country to keep it.

3

We manage the entire process

Application and government liaison, bank account opening, compliance and KYC support, and renewal — a single point of contact from enquiry to permit in hand.

Why Georgia, why now

Built for investors other jurisdictions left behind

Portugal removed real estate from its Golden Visa in 2023. The UK abolished non-dom status in 2025, replacing it with a tax shelter that expires after four years. Georgia offers something more durable.

Territorial tax

Foreign-sourced income — salary, dividends, capital gains earned outside Georgia — isn't taxed in Georgia at all.

No day-count test

Investor residency doesn't require 183 days of physical presence, unlike Georgia's standard tax-residency route or most competing EU programmes.

Treaty-backed certainty

50+ double taxation agreements give documented, durable protection — not a benefit with a countdown clock.

Figures on this page reflect publicly available programme rules and market data as of August 2026 and are subject to change by Georgian authorities and partner institutions. Investment returns (real estate, bank placements, bonds) are indicative market ranges, not guarantees, and should be confirmed with the relevant banking or development partner before any commitment.
